The Neighborhood:
2210 Anthony Drive is in the quiet Montalvo Park area of Ventura, convenient to the 101 freeway, with a view of the Pacific Ocean and Channel Islands.
The Property:
The property is near the top of a hill. The house is approximately 1,517 square feet. It features a long driveway for tandem parking. Stairs lead to the front door. There is a wraparound deck with outdoor furniture. Past the foyer, the common living area consists of a living room, kitchen, and laundry room. Separate doors lead to three private bedrooms and bathrooms. The back yard consists of a small patio and lawn with a modest fire pit and a large chicken coop.

The Room:
The bedroom and bathroom available for rent are approximately 180 square feet. They are located in the northwest corner of the house. The bedroom has a ceiling fan, original wood floors, a large chalkboard on one wall, and a substantial built-in desk. Two steps down lead to the closet, dual sink, bathroom, and huge walk-in shower.
The bedroom comes furnished with a twin-sized bed, a lamp, and a chair.

Information about your housemates:
There are two middle-aged women who will live with you in the house.
I am the owner and I live in the east bedroom. I am a freelance illustrator and so I am usually working at my desk.
The woman who rents the middle room works a regular job outside of the home and she is here most evenings.
We are very neat, healthy, quiet individuals. We do not smoke, drink, or keep pets other than one canary in my bedroom and three chickens in the backyard.
Rental requirements:
Rent is for a one-year term. It is monthly after that. Rent is $1,100/month plus $150 utilities. Security deposit is $1,100.
You must be able to prove an excellent credit score and provide good references.
Room is for one inhabitant only - no significant others, no children, no pets, no subletting.
Smoking, cannabis, recreational drug use, and drinking of alcohol are not permitted. This is a clean and sober household.
Please restrict use of common areas and appliances such as the washing machine to daytime hours.
These are the major points outlined in the rental contract. Your due diligence in examining the agreement is recommended prior to signing.
Just a few more notes:
The separate garage is in tear-down condition. There is no storage or parking in the garage. Parking is on the street or long driveway. Home improvements such as driveway and garage replacement are occurring over the next few years.
The photos of the house pictured above were taken within the past couple of years. We have since purchased some new furniture and plants.
There is an underpowered barbecue in the back yard.
